Patta Chitta | Tamil Nadu Land Records, TN Eservice

The Tamil Nadu e-Services Portal (eservices.tn.gov.in) is the official online platform managed by the Tamil Nadu government for accessing and managing land records and documents.

This initiative, introduced in 2015, aligns with India’s Digital India Program, enabling citizens to view, verify, and manage land-related information online without visiting government offices.

What is Patta Chitta?

Patta Chitta is a critical land record document in Tamil Nadu, combining two historically separate records: Patta and Chitta. In 2015, the Tamil Nadu government merged these into a single document to simplify land record management.

  • Patta: Known as the Record of Rights (RoR), Patta is a legal document issued in the name of the land’s owner. It serves as proof of ownership and includes details like the owner’s name, survey number, subdivision number, land area, and land type (wet or dry). It is essential for property transactions, loans, and resolving disputes.
  • Chitta: Previously a separate revenue document, Chitta details land classification (e.g., Nanjai/wetland or Punjai/dryland), area, and ownership history. Maintained by the Village Administrative Officer (VAO) and Taluk office, it aids in agricultural planning and taxation. Post-2015, Chitta details are integrated into the Patta document.
💡
The unified Patta Chitta document is vital for establishing legal ownership, facilitating property transfers, securing loans, obtaining government approvals, and resolving disputes. It is mandatory for all property-related transactions in Tamil Nadu, including sales, pledges, and legal opinions.
